Life at MAYRI Partez & Toon is shaped by connection — to nature, to community, and to a better way of living. This human-scale city block in Dilijan offers a rare balance: the vitality of modern urban life within the tranquillity of Tavush's landscapes. MAYRI represents not just a place to live, but a community where families can grow, neighbours can meet, and a shared sense of belonging is nurtured.

MAYRI Partez & Toon is the first comprehensive city block development in post-Soviet Dilijan — a modern, sustainable piece of urban fabric designed to harmonise with its natural surroundings. Spanning three hectares on Shahumyan Street, it introduces a diverse programme of rowhouses, urban villas, apartments, a mixed-use complex, a wellness hub, and a hotel. Set within mature cedars and expansive green spaces, the master plan prioritises human scale, functional diversity, and the immersive experience of nature, while establishing a new typology for multi-layered living.

The development offers a full spectrum of living solutions: private homes and apartments for permanent residence or second homes, rental apartments for long-term lodging, and short- and extended-stay accommodations for visitors. Each format is carefully designed to support rooted communities and flexible lifestyles without sacrificing quality or sustainability.

MAYRI is designed for families seeking a better quality of life beyond Yerevan, local residents returning or upgrading, repatriates establishing new roots, and international newcomers drawn to Dilijan’s educational, ecological, and cultural opportunities.

Challenging conventional real estate patterns in Dilijan, MAYRI shifts away from seasonal, absentee ownership models. Instead, it creates an integrated community and resilient investment platform. Anchored by a mixed-use complex offering both rental apartments and essential commercial spaces, MAYRI ensures active street life, essential services, and secure rental assets within a curated environment. This approach establishes lasting value not just for investors, but for the future of Dilijan itself.

Phased completion of the project is planned between 2026 and 2029.
